MAWSON TOWN HOUSES
The development features 7 townhouses located in Mawson along Ainsworth Street.
The site slopes from east to west which allows for a diminished presence as observed from the street. The development seeks to nestle itself into the existing topographical conditions. The site has great view opportunities realised from each unit. The built form consists of a solid brick base which is broken down by window openings and lightweight cladding above. The level 01 form is a vertical seam lightweight cladding which rests on top of the solid brick base. As viewed from the street, the roof slopes away from the centre of the site. This helps further diminish the overall built form and assists with shadowing for the southern neighbouring block. Continuity in the façade design has been achieved through the minimal material pallet. Each unit has a front and rear private open space, while the corner units have larger connected garden spaces. Additionally, a community garden has been included to add further garden amenity for the residents. This is at the south western corner to provide privacy for the users and maximise view opportunities towards the west. Courtyard walls are designed in congruence with the brick form of each unit. Varying heights, openings and planting opportunities break down the edges of the site facing the street. The site seeks to utilise 1 driveway rather than the 2 existing. This creates a good privacy division between the northern and southern units. This was located centrally which in turn influenced the symmetry of the unit designs.
The existing site plantings have undergone an assessment by DSB Landscape architects. They have retained where possible healthy trees to maintain the existing characteristics of the site. Ample amount of tree plantings has been coordinated with the garden spaces as nominated by the landscape architects. Cross ventilation has been included in each unit design, with careful location of the living areas towards the north of each plan. Additional living areas or flexi rooms have been incorporated allowing for multi-functional household uses. Where natural light was difficult to achieve in living areas, skylights have been implemented. Each unit has a minimum of 3 bedrooms, with a split-level design. Generally, the shared facilities being kitchen, dining and living are located on the ground while the bedrooms are located on the upper level. This creates a functional zoning throughout each unit. Units also include double garages.
This 7 townhouse design intends to add quality living opportunities to Mawson. Noting its proximity to schools, childcares, restaurants and local business a consideration for families has been at the forefront of each unit design. Using build to last materials and an enduring design composition it aims to serve its function for many years to come.
